So the MHA Loan Mod Program is a DUD huh? According to the Treasury Department....

The Treasury Department recently conceded that the Making Home Affordable Program is a fat big DUD. Click here to read a recent article by the New York Times. Maybe right now it is, but time will tell what type of effect this program really has for troubled homeowners.

What a shame this program along with its "co-conspirators" has been so far.

Shame on Government for not taking tough steps to ensure that the program actually works and holding lenders accountable as they receive billions of our dollars.

Shame on lenders for taking everyone for a multi-billion dollar ride and playing games with homeowners and families desperately in need of assistance.

Shame on us for falling for all the lies that we keep getting and thinking that "this time things will really work". Seriously. Can we be any more gullible? How is it that we are allowing Government to throw our hard earned money at these clowns called the lending industry? What are we thinking?

I believe that a major investigation is needed and it would not shock me to see some of these people running around in pinstripe suits wearing different type of pinstripes.

Is the real estate market changing? Are buyers thinking twice?

I was having a conversation with one of my team members about some of our listings that have been in escrow and recently fallen through because of buyers changing their mind or getting out of the market for the moment. We also have many listings that we are going to be reducing the list price because they are just not moving and these are some pretty well priced properties.

What's the best deal in real estate today? Short Sales. No kidding....

In this market, there are properties flying off the shelves with offers as soon as they are listed in many instances. In fact, I took a listing last night around 9pm and when I woke up this morning I had an all cash, over asking price offer at 6:45am in my email. Affordable properties are hot right now with prices AND rates being low. So low that the monthly payments are even lower than rent.

So with all these homes being snatched up what are the best deals out there? Try short sales. In case you have been away from the real estate market for the past couple of years, a short sale is a sale of a property where the loan balance is higher then what the property is worth. Lenders are doing them more than ever because they want to avoid costly foreclosure and eviction procedures. In this scenario, everyone wins because the lender gets rid of the property, the seller gets the property sold without having a foreclosure on their record and the buyer picks up a great deal. Short sales are not fun and not easy, but if you have the patience and do your homework, a short sale could be a good option for you. Always see a CPA or Attorney to see if there are consequences in short selling your home.
